What was on the ground when we got there
Before any work began, the lot was covered with loose gravel, dirt, and debris across the surface. There were open cracks throughout the pavement, and several potholes had opened up.
Potholes are failures that residents complain about, and property managers are often asked about them first. Addressing these structural issues was the priority before applying any surface treatment.
What we did, in order
Cleaned the surface.
Used wire brooms, a walk-behind blower, and a backpack blower to take off loose gravel, dirt, and debris. Sealer bonds to asphalt, not to what is sitting on top of it.
Filled the cracks.
Every crack was cleaned out and filled before anything was sealed.
Patched the potholes.
Failed areas were cut back and repaired rather than sealed over.
Sealcoated.
Applied two sprayed coats of sealer.
Striped.
Lines were re-laid after the seal cured.
