What happens on a full depth job

Saw cut and remove the failed asphalt

A clean cut edge gives the new mat something square to bond against. Breaking an edge out does not.

Bring in 3/4 inch crushed road mix

The base is what carries the load. Rebuilding it is the point of the job.

Apply water while compacting

Crushed aggregate compacts to a far higher density damp than dry. Skip the water and a base that looks finished settles a year later. This is exactly what a crew working to a price leaves out.

Apply tack oil to the edges

It bonds new asphalt to the existing pavement. Without it, the joint is the first thing to fail.

Pave three inches of asphalt

We lay three inches of hot mix asphalt for proper commercial load bearing.

Crack fill along the existing edge

We seal the seam between old and new before water finds its way in.

Larger jobs carry a lower price per square foot because mobilization gets spread across more work. Bringing a paver means an extra truck, a trailer and crew setup. That cost is the same whether the area is small or large. That is why there is a floor.

Why pavement breaks apart at the edge first

Where a lot has no curb, the asphalt edge has nothing holding it up. Cars, trailers and delivery trucks pull off it and break pieces away. We add a shoulder of landscaping rock or 3/4" minus to support the edge. It makes a ramp instead of a drop.

Asphalt speed bumps

Speed bumps are a common apartment and HOA request. They carry a safety argument a manager can take to a board, and they are a separate line item rather than folded into sealcoating. We installed more than a dozen new ones at Farmstead Apartments.

Failed asphalt under loaded trucks was removed, the base rebuilt and compacted with water, edges treated with tack oil, and three inches of new asphalt installed. The work came through repeat client City Wide Facility Solutions.

Work we do not take

Jobs requiring substantial grading.

Full state or county road projects. Those require jurisdiction specific mixes, plant documentation, temperature readings when asphalt is received, loaded, placed and compacted, formal compaction testing, and a heavier inspection process.

We will tie private work into a public road where the inspection requirements are manageable.

A full tear out and repave runs about $4 per square foot. The price per square foot decreases on larger jobs as the mobilization cost is spread out.

For commercial loads, we pave three inches of compacted asphalt over a rebuilt base of about six inches of crushed road mix.
