What we do differently
Two coats. Every job. Whatever the size.
Both sprayed, edges cut in by hand with horse hair brushes. There is no single-coat option and no small-job exception.
Prep decides everything.
Most sealers on the market are more alike than the marketing suggests. What separates a coat that lasts five years from one that flakes off in sheets is what happened before the sealer came out of the tank. We clean with walk-behind blowers, wire brooms and backpack blowers until the surface will actually bond.
Asphalt emulsion, not coal tar, and never watered down.
Our sealer carries 2 lb of sand per gallon straight from the supplier. Some contractors thin theirs to stretch it, which is close to applying black water: it looks dark for a week and then it is gone.
We tell you what sealcoating cannot do.
It will not make your driveway look new. If you have a pothole or a low spot, you will still see it. What it does is stop what you have from getting worse.
Equipment that keeps the material mixed.
A contractor working out of a 55 gallon drum on the back of a truck has no way to agitate the sealer. Without agitation the solids settle to the bottom, and the back half of your lot gets a different material than the front.

A standard residential driveway takes 2 to 4 hours. You can walk on it in about 2 hours, and drive on it the next day.

What moves the number is size, how long it has been since the last seal, and how deep the cracks run. Every estimate itemizes crack filling separately so you can see it and decide.

Every 3 to 5 years for a residential driveway. You will usually see wear around year three. Lots that take heavy vehicles should be done every 2 years.
