The logistics of a 360-unit complex
A 360-unit complex cannot lose its parking. Residents have to leave for work in the morning and come home at night, and a lot that is closed for a week generates more complaints than the cracked pavement ever did. That is why large properties get quoted, then postponed, then quoted again the following year.
Splitting the site into five phases of roughly 100,000 square feet each is how it gets done. A section works while the other cures, then they swap. Sealer needs to be kept off for a set time before traffic goes back on it, which is what makes the phasing a scheduling problem rather than a simple matter of working faster.
We build the schedule around strict cure times: foot traffic at about two hours, vehicle traffic at twelve hours, and twenty-four hours to keep the warranty intact.
