How a large lot gets done without closing it
A property with hundreds of units cannot lose its parking. People leave for work in the morning and come home at night, and a lot closed for a week generates more complaints than the cracked pavement ever did. We split the site into phases so half of it works while the other half cures, then swap.
Sealer has to stay free of traffic for a set time before vehicles go back on it. Foot traffic at about two hours, vehicles at twelve, and twenty-four to keep the warranty. Those numbers are what a phase plan is built around.
The Farmstead Apartments in Nampa is about 500,000 square feet. We ran it in five phases and nobody lost their parking spot.
We size phases at 100,000 to 150,000 square feet and go smaller where it is needed to keep access open to homes, parking, mailboxes, business entrances and drive lanes. A schedule and a map come with it.
How we schedule and what your residents get told
We book commercial and multifamily work about one to one and a half months out, so there is time to notify people. Notification is normally the manager's job, and this is the sequence that works best:
Two weeks before
Initial heads-up outlining the upcoming pavement maintenance and phase dates.
One week reminder
Follow-up notice including a project map and specific affected areas.
Final notice (Day before)
Explicit instructions on which areas must be clear of vehicles the next morning.
